Among the many sought-after suburbs of Marbella municipality, Nueva Andalucía has to be one of the most popular, and for good reason. Immediately inland from Puerto Banús, it is one of Marbella’s largest and most well-established residential areas. Known locally as the Golf Valley for its wide selection of top-class golf courses, it is home to an international community and a wide choice of property. It offers a very different environment from the marina and resort areas just a few minutes away.

Nueva Andalucía is also far from uniform. It stretches across a substantial area, encompassing established apartment communities, traditional Andalucian-style developments, frontline golf homes and some of Marbella’s most impressive contemporary villas. Aloha, Las Brisas, Los Naranjos and La Cerquilla each have their own character, while lower Nueva Andalucía puts residents closer to Puerto Banús and the coast.

For anyone considering buying a home in Marbella, understanding these ‘micro-communities’ is an important step in deciding where in Nueva Andalucía to begin a property search.

Where is Nueva Andalucía?

Nueva Andalucía lies immediately north of Puerto Banús, between Marbella and San Pedro de Alcántara. From its southern edge near the coast, it extends inland towards the foothills beneath La Concha, where it borders the Benahavís community of La Quinta.

Its location is one of its enduring advantages. Puerto Banús and the beaches are close at hand, while Marbella town centre and San Pedro Alcántara are easily reached by car. At the same time, much of Nueva Andalucía feels distinctly residential, with dappled, tree-lined roads, mature gardens and established communities set back from the busier coastal strip.

The area has developed over several decades rather than as a single resort or development. As a result, architecture, surroundings and property types vary considerably from one part of Nueva Andalucía to another.

The main urbanisations and neighbourhoods

For buyers unfamiliar with Nueva Andalucía, names such as Aloha, Las Brisas, Los Naranjos and La Cerquilla can initially seem interchangeable. In reality, location can make a significant difference to both the type of property available and the atmosphere of the immediate surroundings.

Aloha is one of Nueva Andalucía’s best-known areas. Centred around the prestigious Aloha Golf Club, it combines villas with apartment and townhouse communities, including the distinctive Andalucian-style Aloha Pueblo. It is an established residential area with mature greenery and boasts many restaurants and amenities right on the doorstep.

Las Brisas is closely associated with Real Club de Golf Las Brisas and has long been one of the Golf Valley’s prime villa locations. Properties range from older homes on generous plots to extensively renovated and newly built contemporary villas. Its established landscaping and predominantly residential character continue to make it particularly attractive to buyers looking for space and privacy.

Los Naranjos, surrounding Los Naranjos Golf Club, offers a varied property market of villas, townhouses and apartments. As elsewhere in the Golf Valley, properties overlooking or adjoining the course are especially sought after.

La Cerquilla occupies the upper end of the Nueva Andalucía property market. Predominantly a villa area, it is known for substantial plots, privacy and increasingly ambitious contemporary homes. Elsewhere, communities around La Alzambra and La Dama de Noche offer a strong choice of apartments and gated developments, while lower Nueva Andalucía provides easier access to Puerto Banús and a broader mix of property. La Campana has seen a surge in popularity in recent years and has a more local, year-round feel, with shops, cafés and everyday services forming an important part of the neighbourhood.

Living in Marbella’s Golf Valley

Golf has played a major role in shaping Nueva Andalucía. Aloha Golf Club, Real Club de Golf Las Brisas and Los Naranjos Golf Club are all located here, with La Quinta Golf & Country Club close by. But the influence of golf extends well beyond the courses themselves.

Large areas of low-density development, mature planting and open fairways have helped create the green residential environment for which Nueva Andalucía is known. Many homes enjoy golf views, while frontline properties can look directly across the fairways.

For keen golfers, having several highly regarded courses within such a small radius is an obvious attraction. For non-golfers, the benefit is often simply the surroundings: a beautiful year-round flush of colourful trees and shrubs, open outlooks and residential areas that feel removed from the density of the coast while remaining close to it.

Schools and family life

Nueva Andalucía is not simply a second-home destination. It has a sizeable year-round international population and access to schools and everyday services makes it a practical choice for families relocating to Marbella.

Aloha College Marbella is located in Nueva Andalucía itself. Established in 1982, the international school educates children from Early Years through to Sixth Form and offers IGCSEs followed by a choice of A-Levels or the International Baccalaureate Diploma.

Other international and bilingual schools, such as Laude School in San Pedro, Colegio San Jose in Guadalmina, Swans International School in Sierra Blanca and Colegio Atalaya ten minutes away in Benahavís municipality, are all within practical reach across Marbella and neighbouring areas, giving families a wide choice of educational options.

Outside school hours, the combination of sports facilities, golf, restaurants, shops and proximity to the beach makes everyday family life rich and straightforward. The area is also well placed for reaching both Marbella and San Pedro and the extensive amenities that both enjoy.

Restaurants, cafés and shopping

One of the advantages of Nueva Andalucía’s size and established residential population is that there is no need to head into Marbella or Puerto Banús every time you want to eat out or shop.

Dining is spread across several pockets rather than concentrated in one centre. Aloha has developed its own restaurant scene, while Centro Plaza and the surrounding streets provide cafés, restaurants, shops and services. La Campana offers a range of local businesses and eateries.

The choice reflects Nueva Andalucía’s international population, with Spanish and Mediterranean cooking alongside Italian, Asian, Indian and other international cuisines. There are also relaxed cafés and daytime venues alongside restaurants for a more formal evening out.

For a wider choice of designer shopping, glamorous nightlife and waterfront dining, Puerto Banús is only a short distance away. The distinction is useful: residents can enjoy what Banús offers without necessarily having its activity on the doorstep.

Property prices across Nueva Andalucía

There is no single Nueva Andalucía property price. Values can vary considerably depending on urbanisation, property type, plot, condition, views and position relative to the golf courses.

At the upper end of the market, La Cerquilla and prime positions around Las Brisas and Los Naranjos are among the most valuable locations, particularly for large, detached villas and contemporary properties. Frontline golf, substantial plots, privacy and open views can all command a premium.

Aloha has a particularly broad property market. Alongside high-end villas are established townhouse and apartment developments, giving buyers more choice in terms of property type and budget.

La Alzambra and La Dama de Noche add further variety to the property market, with apartments and townhouses alongside larger homes, while lower Nueva Andalucía offers an equally diverse mix of established and newer properties.

Condition is another important factor. Nueva Andalucía includes homes built over several decades, with the market ranging from original properties with renovation potential to fully remodelled villas and newly built contemporary homes.

For buyers, this variety is one of the area’s strengths as there is generally a property for most budgets. A search for a Nueva Andalucía property can encompass a relatively compact apartment, a townhouse in an established gated community, a frontline golf home or a substantial private villa.

What is it like to live in Nueva Andalucía year-round?

Nueva Andalucía works particularly well as a permanent base because it has evolved into a community rather than remaining purely a holiday destination.

Supermarkets, gyms, medical services, schools, restaurants and everyday shops are available locally. There is activity year-round, although individual urbanisations can still feel peaceful and predominantly residential.

The area is quite spread out, however, and this is worth considering when choosing where to buy. Living close to Centro Plaza or lower Nueva Andalucía creates a different daily routine from living further into the Golf Valley, where a car is likely to play a much greater role.

For some buyers, proximity to restaurants, schools or Puerto Banús will be the priority. Others may be willing to go further inland in return for a larger plot, golf views or greater privacy.
