Apartment prices in Nueva Andalucía in 2026

There isn’t really one Nueva Andalucía apartment price. Location, community, condition, terrace size and views can move the figure substantially, sometimes within a relatively small geographical area.

As a rough guide, apartments can still be found from around €350,000 to €450,000 at the lower end of the market, although choice becomes much broader once you move beyond €500,000. Renovated two and three-bedroom apartments in good communities commonly sit between approximately €600,000 and €1 million, while larger apartments, newer developments and properties in particularly sought-after locations can move comfortably into seven figures.

At the top end, Nueva Andalucía also has a very different apartment market. Large penthouses, frontline golf properties and high-specification residences with exceptional views can exceed €2 million and, in a handful of developments, considerably more.

Condition matters almost as much as postcode. Nueva Andalucía has a substantial stock of older apartments, which means buyers will often find both an original property and a completely renovated one within the same community. Comparing on price per square metre alone can therefore be misleading.

Where to buy an apartment in Nueva Andalucía

Nueva Andalucía spans a surprisingly large area. If you tell us you want an apartment there, we typically ask a series of questions to determine which neighbourhood or urbanisation best suits your preferences.

Lower Nueva Andalucía and Centro Plaza

For buyers who want to walk rather than drive everywhere, this is a good place to start. The area around Centro Plaza puts shops, cafés, restaurants, supermarkets and the very popular Saturday market (careful if you intend to drive around here on a market morning) close at hand, with Puerto Banús and the beach within walking distance from some communities.

Señorío de Aloha is one of the best-known apartment developments here, with three swimming pools, underground parking and 24-hour security. Jardines de Andalucía and La Maestranza are other established names to know.

It works particularly well for holidays and buyers who want plenty going on nearby, although it naturally feels busier than the more residential parts of Golf Valley.

Aloha

Move further into Nueva Andalucía and Aloha offers a different balance. You are firmly in Golf Valley, close to Aloha Golf Club and the respected international school Aloha College, but there are also plenty of restaurants, cafés and everyday amenities around the Aloha Gardens area.

Apartment communities range from established developments such as Los Dragos to larger resort-style options including Aloha Hill Club. It’s popular with both year-round residents and second-home buyers, particularly those who want golf and amenities without being right beside Puerto Banús.

Las Brisas

Las Brisas is greener, quieter and more residential, with the golf course shaping much of the landscape. This is where apartment hunting becomes more about the immediate community and position than being able to walk into Puerto Banús.

There are some exceptional frontline and near-golf apartments here, including established communities with mature gardens and larger terraces such as Las Alamandas. Buyers often choose Las Brisas for space, outlook and surroundings rather than proximity to nightlife or the beach.

Los Naranjos

Around Los Naranjos Golf Club you’ll find another broad mix of apartments, from established Andalucian-style communities to renovated and contemporary properties.

Los Naranjos de Marbella is one of the larger and best-known residential communities, while Alminar de Marbella offers spacious apartments and extensive gardens. Higher or golf-facing positions, such as Los Arrayanes, an older development that offers commanding valley views and spacious terraces, can also deliver attractive panoramic vistas across the valley.

It can be a particularly useful area to consider if you want the Golf Valley setting but don’t need to be within walking distance of Puerto Banús.

La Cerquilla and the upper Golf Valley

La Cerquilla itself is predominantly known for its impressive villas and peaceful ambience, but the elevated part of Nueva Andalucía around it includes some of the area’s most interesting luxury apartment developments.

This is where buyers looking for newer architecture, larger terraces and far-reaching views tend to focus. 9 Lions Residences and Azahar de Marbella are good examples. You sacrifice some walkability, but gain elevation, space and, depending on orientation, views across the golf courses towards the Mediterranean or La Concha.

La Campana and the western side

La Campana gives buyers another side of Nueva Andalucía altogether. It has a more local, year-round feel, with supermarkets, cafés, restaurants and everyday services close by.

It can also offer a more accessible price-point than prime Golf Valley, while newer apartment developments such as Terrazas de Guadaiza with its rooftop pool and sought-after sea views have broadened the choice considerably. For buyers planning to live here permanently rather than simply holiday for a few weeks each year, it is an area that shouldn’t be overlooked.

What is it like to live in Nueva Andalucía?

One reason Nueva Andalucía works for such a wide range of buyers is that it isn’t purely a resort area.

Everyday life is well catered for too. Centro Plaza has shops, restaurants and the well-known Saturday market nearby, while La Campana has a much more local collection of businesses and services. Supermarkets, gyms, tennis and padel clubs are spread throughout the area.

Families have Aloha College within Nueva Andalucía, with further international schools within driving distance.

And if waking up directly beside the beach is non-negotiable, Nueva Andalucía probably isn’t where we would start your search. Puerto Banús, the Golden Mile or other beachfront areas of Marbella are likely to make more sense.

Buying an apartment in Nueva Andalucía

With apartments, it’s important to look beyond the property itself. You’re also buying into a community, so we recommend checking the community fees, accounts, planned works, rules and any outstanding issues before committing.

Older communities can offer excellent space, gardens and locations, but check what has already been refurbished and whether significant works are planned. With renovated apartments, establish exactly what has been changed and whether any alterations required permissions.

If rental income forms part of your plans, check the current rules before basing a purchase on projected returns. Tourist rental regulations have changed and individual communities may also place restrictions on short-term letting.

Your buying costs will depend partly on whether you purchase a resale or new-build property and can include transfer tax or VAT, legal fees, notary and Land Registry costs. Your lawyer should give you a complete estimate for the particular property before you commit.

The other thing we’d stress is not to search Nueva Andalucía by postcode alone. Two apartments five minutes apart can offer completely different lifestyles. Tell us whether your priorities are walking to Banús, golf, schools, views, rental potential, peace and quiet or simply getting the most apartment for your budget, and we can narrow the search considerably.
