If there’s one problem with new developments in Nueva Andalucía, it’s that there just aren’t enough of them to go around. This is, after all, one of Marbella’s most established residential areas. Golf Valley, Puerto Banús, international schools, restaurants, shops and long-established communities are already here. You are not buying somewhere in the hope that the neighbourhood will eventually catch up with your new home.
The result is that interesting new-build opportunities tend to get our attention. So, if Nueva Andalucía is on your radar in 2026, we’ve taken a look at some of the developments that we think are worth knowing about.
Isla Bela: the major new arrival
Let’s start with one of the most significant new additions to Nueva Andalucía.
Isla Bela is a residential project of 114 apartments designed by Morph Estudio and currently under construction. Its architecture takes inspiration from the traditional Andalucian patio, reinterpreted in a distinctly contemporary way.
The development offers two- to four-bedroom apartments, including garden homes and penthouses, alongside an impressive collection of facilities. Residents will have indoor and outdoor swimming pools, a spa and wellness area, gym, coworking facilities, cinema, social club and landscaped communal spaces.
Prices currently begin at around €785,000, with completion scheduled for the first quarter of 2028.
Importantly, there is still meaningful choice within the development. And we would take advantage of that. In a project of this scale, two apartments with similar floor plans can feel remarkably different depending on their floor, orientation, outlook and terrace position.
Aloha Forest: a more boutique proposition
Aloha Forest is a rather different prospect. The complete project is planned as just 40 upmarket apartments, developed in two phases by the respected developer, Vasari. Phase I comprises only 16 residences across two low-rise buildings, immediately giving it an intimate community feel.
Designed by Tortosa Architects, with interiors by La Albaida, the emphasis is on privacy, generous spaces and a close connection with the surrounding landscape.
Ground-floor units feature private gardens, while upper-floor residences offer spacious terraces. Penthouses include private pools and large rooftop areas. Shared amenities comprise indoor and outdoor pools, a social club to foster community, a spa and wellness zone with indoor pool, a co-working space, a sauna and a gym.
Its Los Pinos de Aloha location is a key attraction, situated in Golf Valley near the prestigious Golden Mile of Marbella. It is close to golf courses, international schools, amenities of Nueva Andalucía, Puerto Banús’ yachting marina and Marbella.
With only 16 homes in the first phase, availability is naturally limited. If you want new-build quality but would prefer a smaller, more private community, Aloha Forest is certainly one to consider.
Be Aloha: new, finished and ready to enjoy
There is one question we hear surprisingly often from buyers looking at new developments: “But when can I actually move in?”
Buying off-plan has its advantages, particularly the opportunity to choose from a wider selection early in the sales process. But not everybody wants to wait two years for the keys. Be Aloha offers an alternative.
The development is complete, but new homes are still being marketed in 2026. That gives buyers the relative rarity of purchasing a brand-new Nueva Andalucía property while being able to see exactly what they are getting.
The development offers contemporary apartments with generous terraces, landscaped communal areas, swimming pools and fitness and wellness facilities, within easy reach of Puerto Banús, golf, beaches and everyday amenities.
And there is something reassuring about standing on the terrace of the actual apartment, seeing the view and walking through the finished communal areas rather than trying to imagine everything from a CGI.
For buyers who want to start enjoying their Marbella home now, Be Aloha has obvious appeal.
Albatros XV: a different side of Nueva Andalucía
Albatros XV brings a different kind of contemporary living to Nueva Andalucía, combining modern design, generous terraces and excellent communal spaces in a well-connected residential setting.
Situated in the more residential northern area of Nueva Andalucía, this project builds on the success of the previous popular Albatros developments and features modern two, three and four-bedroom apartments.
The architecture is modern and practical, with generous terraces, while communal facilities include rooftop swimming pools and shared outdoor spaces.
It is a very different proposition from Aloha Forest, which is precisely why we have included it.
Not every search starts with private pools and designer interiors. Some buyers want a well-designed modern apartment, everyday amenities nearby and a Nueva Andalucía address without paying the premium associated with the most exclusive corners of Golf Valley.
For a permanent home, practical second residence or a more accessible entry point into the Marbella market, Albatros XV adds another dimension to the current new-build offering.
Four developments, four very different choices
These four developments may all share a Nueva Andalucía address, but they offer very different ways of living here.
Isla Bela combines the scale, amenities and choice of a major new residential project, while Aloha Forest offers a smaller, more boutique environment. Be Aloha has the appeal of being finished and ready to enjoy now, while Albatros XV brings contemporary new-build living to a well-connected residential part of Nueva Andalucía.
Which one works best for you is a much more personal question. Perhaps you want to move in straight away, or you are happy to wait for exactly the right home. You may love the idea of extensive facilities, or prefer a smaller community. A generous terrace might be non-negotiable, while for someone else an additional bedroom, proximity to golf or having everyday amenities close at hand will take priority.
Even within the same development, the details make a difference. Floor, orientation, privacy, winter sun and outlook can completely change the experience of an otherwise very similar apartment.
Ultimately, it is not simply about choosing the right development. It is about finding the right home within it.
